Most commercial addresses in the city run through the City of Fort Lauderdale's Development Services Department (DSD), which handles zoning review, building permits, and certificates of occupancy. Broward County's ePermits portal covers unincorporated areas and some county-level reviews; fire review for Fort Lauderdale projects runs through the city's own Fire Rescue plan review. Before you price a build-out, confirm the address is inside city limits - mailing addresses say "Fort Lauderdale" for properties that are actually in unincorporated Broward or a neighboring city, and the difference changes your fee schedule, review path, and timeline.
